Get your finance ready:
Susan LiChun and her team are here to provide resources to ensure the buyer is on strong financial footing when the dream home becomes available. Our affiliated lenders are experienced and diligent, offering professional advice on how to tighten up a buyer’s credit scores, determining how much the buyer can afford and providing an official pre-approval letter for a loan.

Shop for the home:
Let’s get the fun part started ! Based on the buyer’s home purchase needs, Susan LiChun will make a list of homes for the buyer to tour. We will analyze the pros and cons of the homes we tour and pick the best fit. Susan LiChun always encourages the buyer to tour in person as many homes as they wish so that they can get a feel of the homes, the features and the prices.

Make an offer:
Susan LiChun will analyze the comps (comparable sales) and outline a strategic pricing and terms to ensure our offer is grounded in reality. Details in the contract such as contingencies, earnest money, closing dates will be further discussed.

Offer accepted and what now?
Susan LiChun and her team will make sure all the timeline are met, contingencies are reviewed, understood and satisfied and then complete the transaction to ensure you will get the key on the closing date.

Inspections & Repairs:
Home inspection and repair negotiation are crucial parts of home purchase. Susan LiChun will walk you through the process and be in the buyer’s best interest.

Appraisal and loan approval:
These are the final two steps from the bank/financing institution. Susan LiChun will monitor and process and provide necessary paperwork to ensure the loan to be delivered by the closing date.

Signing:
Bring your ID and come to the signing in the escrow office or mobile signing if you are not in Portland.

Closing:
Deed recorded and get the key!
